How our estimates work

No fine-print surprises. Here’s what stands behind every number we give you.
Valid for 30 days
Every written estimate holds for 30 days. Material markets move, so beyond that we’ll re-confirm before we start.
Lump-sum, standard finishes
Estimates are a lump sum built on quality middle-grade finishes. High-end upgrades, exotic woods, specialty fixtures, are quoted as add-ons at market value.
Normal-conditions basis
Pricing assumes normal conditions. Concealed issues found during tear-out, mold, water intrusion, can’t be seen up front and are handled as approved change orders.
1-year / 3-year warranty
One year on labor, three years on manufacturer defects. Some systems, like HVAC, carry extended manufacturer coverage up to 10 years.
Pay as the work progresses
Renovations bill as work starts and as milestones finish, no large deposit. New construction starts with a down payment, then bills monthly, so you’re always ahead of the work.
