We finish existing basements at $75–125 a square foot, framing, drywall, insulation, mechanicals, lighting, flooring and built-ins, finished to the standard of the rest of your house. The bottom of the market range buys a builder-grade box; it’s not the same product. Add-ons price on their own lines: a full bath at $10,000–$15,000, a wet bar at $2,000–$5,000, a kitchenette around $15,750.

Is it worth it? The honest ROI math

A finished basement typically returns 60–75% of its cost at resale in the Atlanta area. That undersells it, though: appraisers value finished below-grade space at 50–70% of above-grade space, but you get 100% of the use. Compare the alternatives: additions run $100–$200 per square foot with 50–60% recovery, and trading up to a bigger house costs $75,000–$150,000 more once fees and price differences settle.

  • Homes under $400K, a finished basement typically adds $15,000–$25,000 in value.
  • Homes $400K–$600K, expect $20,000–$35,000 in added value.
