The base rate isn’t a builder-grade box. Framing, insulation, drywall, mechanicals, lighting, flooring and built-ins are all in it, finished to the same standard as the rest of your home. What the square-foot rate does not cover.

Waterproofing and encapsulation is a repair line, not a finishing line, a correctly-built basement was sealed before it was ever framed, and if yours takes water we price that fix separately. Structural work and underpinning are likewise their own scope. Egress windows, a second HVAC zone and moving a main panel can all surface once we walk the space. The bottom of the range assumes a dry, square, already-conditioned basement with adequate ceiling height; the top assumes you want it to look like the rest of the house.

How accurate is this basement calculator?+

It’s a planning range, not a quote. The numbers come from our real finish rates for North Atlanta basements ($75–125 a square foot), so a ballpark here is close for a dry, standard basement. Your real number comes after we walk the space and lock your selections, moisture, egress and structural work can move it.

What does the $75–125 per square foot include?+

Design and planning, framing, drywall and insulation, electrical and lighting, HVAC and plumbing where needed, flooring, and built-ins, finished to the same standard as the rest of your home. A bathroom, wet bar or other add-on is priced on its own line.

Can you add a bathroom or wet bar downstairs?+

Yes, they’re two of the most popular add-ons, and the calculator lets you toggle them so you can see the cost. We handle the plumbing, venting and any pump system your layout needs.

Why isn’t waterproofing in the base rate?+

A correctly-built basement was sealed before it was ever framed, so finishing a dry basement doesn’t include it. If yours takes water, that’s a repair scope we price separately after we see it, burying it in a square-foot rate would either overcharge the dry basements or underprice the wet ones.

How long does finishing a basement take?+

Most finished basements take 6–10 weeks depending on size, plumbing and any structural work. We give you a detailed schedule before we start.
