What the range does not include.

This prices the envelope, materials and installation, tear-off and haul-away on the roof, and flashing, trim and sealing. It does not include structural deck repair found once the old roof is off, nor solar and mechanical systems (panels, batteries, heat pumps, HVAC), which are their own scope. Exterior door pricing in particular swings widely with size, material and glazing. Treat this as the planning figure and let us walk the house, the real number, in writing, comes after we see what’s actually behind the walls and under the shingles.

Asphalt, metal and slate are three different budgets.

On the roof line, the material choice moves the number more than the square footage does, asphalt, metal and slate span a wide range per square foot, and the calculator prices whichever you pick. Windows scale with count and grade; doors with count and glazing; insulation and air-sealing come in as their own line. Add only the systems you’re actually doing, and the range reflects that scope and nothing else.

How accurate is this energy efficiency calculator?+

It’s a planning range, not a quote. The numbers reflect real material and installation costs for roofs, windows, doors and air-sealing, so a ballpark here is a fair starting point. The real number comes after we walk the house, structural repairs found during tear-off and the true condition of the envelope can move it.

Why does the tool ask about the whole envelope instead of just windows?+

Because efficiency is a system. Insulation and air-sealing come first, without them, new windows and doors just leak air a little more expensively. Pricing the envelope together shows you the real cost of a tight house rather than one piece of it.

Which roof material should I pick?+

It depends on budget and how long you plan to stay. Asphalt is the most affordable and common; metal costs more but lasts far longer and reflects heat; slate is premium and permanent. The calculator prices whichever you choose so you can compare them honestly.

Does this include solar or a new HVAC system?+

No. This prices the building envelope, roof, glass, doors, insulation and sealing. Solar, batteries, heat pumps and HVAC are separate systems we scope on their own; we’ll talk through them at the consult if they’re part of your goal.

Will an efficiency upgrade actually lower my bills?+

A properly sealed envelope is the highest-return efficiency work most homes can do, it cuts heating and cooling load before you spend a dollar on mechanical systems. We prioritize the work in the order that pays off fastest.
