Recent improvements help: FHA 203(k) limits jumped from $35,000 to $75,000 for smaller projects, with more time to finish the work.
HELOCs: the most popular choice
Most people use a HELOC for kitchens, baths, basements, and additions. Rates run 7.00% to 14.85% APR, tied to Prime. Georgia United Credit Union has among the best at 7.00% (Combo HELOC, fixed-rate lock options, 10-day closings); Georgia’s Own is 7.25% with no application, origination, or annual fees. Note Georgia’s $3.00-per-$1,000 HELOC tax plus $200–$4,000 closing costs. You’ll need 680+ credit and combined loan-to-value under 85%.
Government renovation loans got better
The FHA 203(k) program upgraded in November 2024: the Limited max went $35K→$75K, with nine months (Limited) or 12 (Standard) to finish. Georgia FHA limits reach $688,850 in expensive counties (Fulton, Gwinnett, Cobb, Cherokee, DeKalb). USDA Rural Development covers 120 of 159 counties with Section 502 (100% financing) and Section 504 (up to $40,000 plus $10,000 grants for seniors) at 1% fixed.
Conventional & personal options
Fannie Mae HomeStyle / Freddie Mac CHOICERenovation are the premium choice, up to 97% LTV based on after-renovation value, 7.0–8.5% APR, releasing money as you hit milestones. Personal loans run 6.49–35.99% APR (LightStream from 6.49%, same-day funding); Georgia credit unions cap at 18%. Contractor financing (Hearth, Regions) works with scores as low as 550 with 0% promo periods. Cash-out refinance (6.70–6.88%) is less attractive now unless you can drop PMI or consolidate higher-rate debt.
State & local programs save money
Georgia Power’s Home Energy Improvement Program offers up to $1,250 in rebates. Federal Home Energy Rebates (launching 2025) provide up to $14,000, including $8,000 for heat pumps. The Georgia Dream program offers up to $10,000 ($12,500 for public protectors/educators/healthcare/military) in down-payment assistance you can combine with a 203(k). Historic preservation programs add matching grants and tax credits.
Qualifying & timing
Government programs generally want 620+ FICO; conventional best terms need 680+ (740+ gets the best rates everywhere). Debt-to-income caps at 43–50%. Timelines vary widely: personal loans fund same-day, HELOCs take 30–45 days, and renovation mortgages need 45–60 days plus 9–15 months for construction.
